Even with the recent quarter percent rate increase, borrowing costs remain historically reasonable, and that renewed confidence hasn't faded. At the same time, the supply of quality listings hasn't kept pace, so increased demand is now meeting genuinely limited stock.


This isn't just a local anecdote, Nelson Mandela Bay has recently been named South Africa's top performing metro housing market by one of the country's major property groups, with national house price growth also accelerating through 2026 as rate cuts filtered through. Port Elizabeth suburbs like Summerstrand, Lorraine, and Walmer are seeing particularly strong demand, with properties spending notably less time on the market than the national average.

Overpricing in a fast moving market like this can actually work against you, as buyers and agents alike take note of properties that linger.
